Improve Your HVAC Efficiency by Maintaining Healthy Ductwork

commercial-ductsThere are a lot of different ways you can ensure that your HVAC systems operate as efficiently as possible. Preventive maintenance is a key part of making sure the heating and air conditioning systems are able to cope with the added strain of summer and winter. Prompt repairs, when necessary, help to limit damage and keep the system from breaking down entirely. One thing that far too few people think about, though, is the health of their commercial ductwork. If the ductwork is healthy, the heating and air conditioning systems will be more efficient. If the ducts are neglected, they can cause problems for the climate control. Have a look at why duct repair and maintenance are so important.

Duct Leaks

One of the single greatest issues that commercial (and residential) HVAC systems have to deal with is that of duct leaks. Ducts are actually quite prone to developing leaks over time, whether due to normal use or some external issue. While each individual duct leak may be small, their effects can add up quite quickly. The US Department of Energy has estimated that the typical centralized forced air system loses up to 30% of its output due to duct leaks.

That’s nearly a third of the total output the system produces, going completely to waste before it can reach its destination! This is why it’s so important to make sure that your building’s ducts are kept in good condition, so they don’t fall victim to leaks and start causing problems for your HVAC systems.

Duct Repair and Replacement

The first step to restoring ducts to health is to test them. This usually involves pressurizing the ducts and then using special equipment to pinpoint the areas that are leaking. Once the areas that require repairs are isolated, the ducts are either sealed or replaced.

Duct sealing is most often conducted by applying mastic to the leak. Mastic is a kind of epoxy which, once dry, is stiff enough to seal the leak but flexible enough to move with the ducts. The mastic is also occasionally supplemented with regulation duct tape, in order to help stabilize it and make sure the seal is tight. If the damage to the ducts is too extreme, though, the affected sections may need to be replaced.

Duct replacement is typically conducted if part of the ductwork is collapsing, or is otherwise too structurally compromised to be repaired with sealant. In cases like these, the destroyed duct is separated and removed from the rest of the ductwork and a healthy section is grafted in. If you have been using heavily degraded ductwork for a long time, you should notice a significant increase in output once the ductwork is replaced.
